**Most agents use the Ray White or Bayleys template. Why build a custom site?**

Your franchise gives you a profile page that looks exactly like every other agent in the office. Vendors interview three to five agents before they list, and the one with a credible personal brand site wins the listing more often. We built a personal site for Aidan Fraei, a top 1% Ray White Manukau agent, that positions him with his sales record, testimonials, and a valuation CTA on every page. The franchise site cannot do that, because it is built for the brand, not the agent. If you are doing more than 15 to 20 transactions a year, the cost of a personal site is recovered on a single listing won at presentation.

**How do real estate websites handle Real Estate Authority (REA) compliance?**

The Real Estate Agents Act 2008 and the related REA rules apply to your website the same way they apply to print collateral and social posts. The common issues we tighten on every build are superlatives ("best agent in Auckland"), undefined awards, uncontextualised price claims like "sold for $200K over CV", and testimonials that imply a typical result. We do not give legal advice, but we know the patterns REA tends to flag and we write copy that holds up. For high-stakes pages we recommend a final review with your franchise compliance team before launch.

**Can you integrate with VaultRE or our franchise listing feed?**

Yes. We have integrated with VaultRE for AT Realty Projects so 23 plus active development listings sync live without manual updates, and we pull Ray White corporate feeds into the personal and group sites we build. Most NZ franchise feeds are workable, and where the official feed is locked down we can use a polite scraper or your CRM API. The goal is the same either way: one source of truth, sold properties marked sold automatically, no embarrassed phone calls when a buyer points out a listing that went under contract three weeks ago.

**Do we need separate marketing per suburb or per office?**

For agencies with multiple offices, yes, separate Google Business Profiles per office, separate office landing pages, separate review collection. For solo agents, suburb pages are the equivalent. Your Mount Wellington appraisal page is not the same as your Howick appraisal page, because the median price, the typical vendor, and the search behaviour are all different. **How do vendor lead funnels actually work?**

A vendor lead funnel sits in front of homeowners who are thinking about selling in the next three to twelve months, well before they call an agent. The classic version is a free home valuation report as the lead magnet, advertised on Facebook and Instagram to homeowners in your farm area. They fill in their address and email, get a market estimate back, then enter a nurture sequence with monthly market updates until they are ready to book an appraisal. Our real estate Meta campaign delivered seller leads at $39.72 each, with most converting to booked appraisals. At a typical NZ commission of $10,000 to $30,000 plus, even a 5 percent lead-to-listing rate is exceptional ROI.

**Isn't most of our buyer traffic from realestate.co.nz and Trade Me Property?**

For buyers, yes, the portals dominate and your site cannot really compete on listing volume. But buyer traffic is not the commercial problem for most agents, because portals already deliver enquiries on your individual listings. The commercial problem is vendor traffic, the homeowner Googling "sell my house Howick" or "property appraisal Manukau", and the homeowner researching you by name before they sign a listing agreement. The portals do not own those searches. Your site, your SEO, and your personal brand do. That is the search territory we build for.

**What about listing photos and copy? Do you write those?**

No, listing photos and listing copy stay with your in-house team or your usual photographer and copywriter. We integrate with whatever feed the listings live in. What we do write is the surrounding content: the suburb pages, the agent bios, the appraisal landing pages, the market commentary blog posts, the vendor lead magnet copy. The stuff that actually competes for vendor search traffic and converts visitors into appraisal bookings.
